The price ceiling
Since October 2023, sixteen Moguls homes have been listed. Seven sold, two are for sale now, and seven came off the market without selling. Every sale landed between $397 and $597 per square foot. Four of the listings that didn’t sell were priced above $597, higher than anything buyers have paid here.

About the building
Moguls is at 7470 Porcupine Road: studio to three-bedroom-plus condos, built 1980 to 1982. Strata fees in the listings ranged from about $190 to $1,150 a month depending on size. Most listings here say short-term rentals are allowed. Check the bylaws and the Form B for rental rules and fees before you buy; at a ski resort they matter as much as the view.
